Property maintenance in Mayfair and Belgravia
Attended maintenance visits carry a minimum charge of £195, covering travel, parking and the first hour on site; many small jobs are completed within it. Common work is priced plainly: a bathroom or kitchen tap replacement is £175, and a like for like light fitting swap is £85. Replacement work is priced as labour, with parts confirmed from a photograph before we book, so the figure you agree is the figure you pay.
The range runs from dripping taps, sticking doors and silicone renewal to picture hanging, shelf fitting and television wall mounting: the breadth of a good handyman service in Belgravia or Mayfair, carried out with the manners of a private household. Notifiable electrical and gas work is always surveyed and placed with qualified specialists.
Renovation and decoration in Chelsea and Kensington
Painting and decorating is an in house LeRiche service, quoted room by room. A bathroom repaint starts from £465 and a bedroom, kitchen or living room from £585, with woodwork, ceilings and hallways priced separately so a client only buys what the room needs.
For renovation in Chelsea and Kensington, bathroom and kitchen refits, full room tiling and whole property refurbishment are surveyed, specified and fixed in writing before work starts. One firm runs the trades and one person answers for the finish.
Care for empty and absent households
Many of the homes we maintain in St John's Wood, Notting Hill and Westminster stand empty for part of the year. The Absentee Owner Programme pairs regular property check visits with key holding and condition reports, so the house is watched rather than merely alarmed. Faults found on a visit are photographed, priced in writing and repaired on instruction.
How work is priced
Every job sits in one of three modes, stated up front. Defined tasks carry a set price known before we arrive. Reactive visits are charged as time on site with a clear minimum. Larger works are scoped by survey and fixed before they begin. Travel, parking and ULEZ charges are included throughout; the written figure is the whole figure.
What's included, and what isn't
A maintenance or renovation quotation covers labour only. Parts and materials are confirmed from a photograph and billed at cost before we book, so nothing is added afterwards. Notifiable electrical and gas work is never carried out in house; it is placed with a qualified, insured specialist and managed on your behalf. Structural work, and anything needing planning permission or building regulations sign off, is scoped by survey rather than fixed on the spot.
